Aluminium Works
Located immediately adjacent a Grade II* Park and Garden alongside many other highly graded assets, Locus worked with planners at Nineteen47 to secure permission for a 7.28 hectare site adjacent J27 of the M1.

A robust Heritage Impact Assessment and Archaeological Desk-based Assessment was key to negotiations with a wide number of statutory consultees alongside ensuring the mitigation achieved the desired result and screened much of not all of the development from within key views.

Paragraph 84 House
A terrific project for an exceptional dwelling in the open countryside.

Working closely with our clients and their team, we helped secure permission for a stunning new home within an Arts and Crafts country estate that was host to multiple listed buildings.

Our research and advice was key to developing a design narrative and securing support from the Design Panel.

Leicester Station
Locus worked with Leicester City Council, Arcadis and AHR Architects on the major redevelopment of Leicester Station and the surrounding public realm. The works included major alterations to the Grade II listed station and the relocation of some Grade II listed gate piers.

Incisive areas of demolition, including the attached Parcel Yard, alongside areas of restoration, enabled a compelling case to be made for the important strategic project.

Bolsover Business Park
Locus were employed by The Welbeck Estate to undertake a combined Heritage Impact Assessment and Archaeological Desk-based Assessment for the redevelopment of Bolsover Business Park and adjacent land for two commercial units and 35 new homes.

Working with planners Planning and Design Group, we navigated a complex range of issues form the impact upon Bolsover Castle, the town’s conservation area and the remains of the former colliery.

Conversion of Grade II Warehouse
Working with the Canal and Rivers Trust, Bloc Group and architects Franklin Ellis, we secured planning permission and listed building consent for the conversion and rooftop extension of the Grade II listed British Waterways building in Nottingham’s Canal Conservation Area.

Blighted by previous changes of use, the £13m BTR scheme will bring 95 new homes to Nottingham’s waterside.

Chad Varah House
Working with Jonathan Hendry Architects and CBH Construction, Locus took the lead on securing listed building consent, planning permission and scheduled monument consent for the conversion of Chad Varah House, a Grade II listed building nested between Lincoln’s Castle and Cathedral, into luxury apartments.

The complex project included the conversion of the chapel to residential use, a large scale rear extension, and a new car park on a scheduled monument. The results speak for themselves!

Grade II* Extension
Another exceptional project working with Jonathan Hendry Architects. Locus secured planning permission and listed building consent for a modern extension to a 17th century Grade II* listed building and a comprehensive scheme of internal upgrade. Traditional working buildings, listed at Grade II, were extended to form a modern stable block and menage.

The scheme was underpinned by a detailed Statement of Significance which allowed all stakeholders to convene around a viable scheme that gave the ailing property a new lease of life.

Grade I Townhouse
Working with property management company Cubitt & Bond, listed building consent and planning permission was secured for a scheme of minor works for a Grade I townhouse in Belgravia, London.

We addressed concerns raised by the local authority regards works to the restrained appearance of the classically styled front elevation, working pragmatically with M&E consultants to mitigate impacts and gain consent.

Highgate Road Mosque
Locus were asked by MADE Architecture to undertake a Heritage Impact Assessment for a mixed-use community development comprising a school, community centre, a Mosque, commercial and residential units in the heart of Sparkbrook, Birmingham.

Our advice assisted in minimising impact upon the setting of a Grade I listed building and evaluating the impact of the demolition of two non-designated heritage assets.

Agard Street, Derby
Construction of 93 bedroom student accommodation block in the Friar Gate Conservation Area, Derby. The proposed development entailed the demolition of a number of Victorian properties and development within the immediate setting of several listed buildings, including the Grade I Pickford House.

Locus worked with Simon Foote Architects and DLP Planning to minimise the impact of the scheme upon surrounding heritage assets and the wider area, enabling the sensitive site to accept a development of elevated scale.

Deakins Place
7-storey student accommodation scheme with over 703 beds in Nottingham. Located within an Archaeological Priority Area, Locus undertook an archaeological desk-based assessment to support an application for planning permission. The report demonstrated a low potential for surviving archaeology and planning permission was granted with no heritage conditions attached.

Former School Redevelopment
Working with The Planning Hub and Invicta Developments, Locus helped re-shape a previously rejected scheme for the partial demolition and redevelopment of The Old School House, Grantham.

The school house was identified as a non-designated heritage asset and lay opposite a Grade II listed church.

We undertook a characterisation of the Site and surrounding areas, offering design advice that secured planning permission for a revised scheme of 60 homes at Planning Committee.

Waterside Development
Woodall Homes commissioned Locus to undertake a Heritage Impact Assessment, including archaeological desk-based assessment to support an application for 103 contemporary homes and 41 apartments along the banks of the River Rother.

Locus addressed matters of buried archaeology as well as the setting of the town’s infamous crooked spire.

Aston University Library
Working closely with the project leads CBRE and alongside architects Hawkins Brown, Locus were employed to undertake a Heritage Impact Assessment for Aston University’s incredible new library.

Unusually, the commission included evaluating the significance of the Tipping Triangle fountain, a late 20th kinetic sculpture that was considered to be a potential non-designated heritage asset.

Derwent World Heritage Site
Located in the hart of the Derwent Valley Mills World Heritage Site, Locus were employed by Clowes Developments and Chevin Homes to provide heritage consultancy on the redevelopment of the former mill site.

Some of the key issues included the impact on the World Heritage site itself, nearby listed buildings and the potential to uncover archaeological remains of early industry.

Expert Witness
Alongside colleagues at Marrons, Adam acted as Expert Heritage Witness on behalf of West Northamptonshire Council in relation to proposed development of land north of Bedford Road for warehousing. The appeal was dismissed by the inspector, with the degree of harm to heritage assets a determining factor in the decision.

Expert Witness
Outline planning permission for 23 houses on land in the rear garden plot of a residential house was secured via the appeal route.

Despite the planning officer’s recommendation for approval, the application was refused at Planning Committee. Working with DLP Planning, Locus acted as expert heritage witness to provide evidence about the historic landscape of the Isle of Axholme and secure permission at an appeal hearing.

Written Representation
Locus provided specialist heritage input to support a brace of planning appeals at 23 and 63 Main Street, Woodthorpe. Working with Ridge & Partners alongside Mather Jamie, our written representations addressed local heritage considerations, helping to secure consent for two schemes of seven dwellings each. Both appeals were allowed in May 2024, demonstrating how targeted heritage advice can strengthen a planning case and deliver positive outcomes

Unauthorised Works
Locus were approached by a property management company in west London to regularise a series of unauthorised works undertaken at a townhouse in Belgravia.

Working in close consultation with the local authority, a short list of works were regularised through an application for listed building consent, requiring only minor remedial works to the interior. Enforcement action was averted, and the building now has a clean bill of health.
